Justin Santini
Real Estate Advisor
Justin Santini is a Maryland-licensed REALTOR® with more than a decade of hands-on experience spanning property management, residential investing, design, and construction project management. His background allows him to evaluate real estate not only as a place to live, but as a physical asset that must be maintained, improved, and understood over time.
During his career, Justin has managed more than 5,000 residential apartment units throughout the Washington, D.C., Maryland, and Virginia region. He has also spent approximately a decade investing in residential real estate, with a particular focus on homes in the Washington and Annapolis markets. His involvement in design and construction gives him an informed perspective on renovation potential, maintenance demands, capital improvements, and the difference between a cosmetic concern and a consequential one.
For buyers, Justin helps look beyond attractive finishes to understand how a property is likely to perform after ownership begins. He considers systems, condition, layout, potential projects, operating costs, and the ways thoughtful improvements could affect both daily life and future value. For sellers, that same perspective helps identify which repairs or upgrades are worth prioritizing and which may not produce a meaningful return.
Justin is particularly valuable to clients considering value-add properties, investment opportunities, renovations, or homes whose potential is not immediately obvious. He brings an operator’s mindset to the decision: What will this property require? What could it become? Where is the risk? Where is the opportunity? And does the likely outcome justify the time, cost, and complexity?
He earned a bachelor’s degree in Business Management and Real Estate from Ithaca College. Justin lives in Annapolis with his dogs, Teddy and Ollie, and enjoys boating, working out, and spending time at his cabin in Northern New York.
