Katherine Calanni

Katherine Calanni is a Maryland-licensed REALTOR® and Annapolis resident who helps buyers and sellers approach major real estate decisions with equal parts strategy, empathy, and momentum. She is particularly effective with clients who do not begin the process with perfect certainty. Katherine listens carefully, helps identify the real priorities behind a move, and turns a complicated set of choices into a practical and manageable plan.

Her clients consistently describe her as patient without being passive, honest without being discouraging, and competitive without losing her composure or warmth. She has helped buyers relocate to Annapolis while living out of state, conducted video tours when clients could not attend in person, guided first-time purchasers through unfamiliar decisions, managed an estate sale for a seller who needed someone to take control of the process, and structured a successful offer in competition with ten others.

Katherine’s approach is grounded in the belief that good representation is not about pushing someone toward the fastest decision. It is about giving clients enough context, candor, and confidence to make the correct decision for themselves. She evaluates homes practically, communicates clearly, identifies creative solutions, and keeps the process moving without making the client feel rushed or unheard.

A Maryland native born in Columbia, Katherine earned a Bachelor of Science in Business Marketing and Entrepreneurial Studies from the University of Delaware. Her perspective has also been shaped by several years living in Paris and Melbourne and by travels across five continents and more than 25 countries. Those experiences give her a natural understanding of relocation, changing lifestyles, and the importance of helping someone feel connected to a place rather than merely purchasing an address.

Outside of real estate, Katherine enjoys spending time with her husband and son, reading, cooking, boating, visiting the beach, and continuing to travel. Her curiosity about people and places carries directly into her work: she wants to understand not only what a client is searching for, but how they hope to live once they arrive.
